Corporate Housing by Owner review: compare listing fees, rental-program charges, furnished-home checks and cancellation limits before using CHBO.
Corporate Housing by Owner, usually shortened to CHBO, connects people seeking furnished accommodation with owners and managers advertising it. A useful assessment has to distinguish two users: the renter comparing a specific home and the owner purchasing advertising or transaction support. The price, responsibilities and relevant cancellation terms differ between those roles.
This desk review draws on official CHBO information checked on November 4, 2026. We have not stayed in a listed home, paid for advertising, submitted a rental application or tested screening and support. Dealnory may earn a commission through our links at no extra cost to you. Corporate Housing by Owner review: define the service
The platform focuses on furnished accommodation for extended stays, including travelling professionals, relocating households and people needing temporary housing. It describes inventory ranging from studios to larger homes. Search results and individual listings give the details that matter for a particular stay, rather than one standard property specification across the marketplace.
Its public information includes both a self-service advertising route and a Rental Program with additional transaction support. An owner should identify which route an enquiry or quotation concerns. A renter should establish who manages the specific property and who handles the agreement, payment, deposit and problems during the stay.
The cover uses photographs from three official featured-listing examples displayed in an illustrative workspace. Those images show range, not homes we have visited or offers we have verified as available for your dates. The surrounding workspace is not a CHBO office or a separately reviewed rental.
For owners: compare the two price structures
The current pricing page shows self-service advertising at $399 per year. The Rental Program lists a $995 initial setup charge, a 12% service fee when rented and a $539 annual renewal after the first year. These are dated public prices; obtain the applicable written quotation before purchasing.
The programme FAQ says the percentage is based on rental charges covered by the agreement and is deducted from rental payments before owner payout. It directs owners to the agreement for included and excluded charges. Confirm that basis instead of assuming deposits, cleaning charges or an extension are treated one way.
The fee supports guest communication, screening, agreements, collection, deposit administration and reservation support. It is separate from setup and renewal. Ask which tasks remain yours, what service levels apply and what happens when a stay changes. We have not tested the operational delivery.
Use a worked budget, not a headline percentage
For a hypothetical agreement charging 12% on $9,000 of eligible rent, the percentage charge alone is $1,080. That is an arithmetic example, not an earnings forecast or a quotation for your property. Setup, renewal and any other agreed expenses would need to be considered separately.
Build a comparison using the same expected stay pattern for both service routes. Include the tasks you can realistically manage yourself and the quoted support you want to buy. The cheaper annual advertising fee may suit one owner, while additional transaction assistance may matter more to another. Price alone does not answer the workload question.
Do not assume a programme guarantees occupancy or a particular net return. Rental demand, property condition, asking price and availability can affect outcomes. This review does not appraise a home, forecast income or determine the legal requirements for renting it in a particular area.
Advertising refunds and automatic renewal
The advertising refund policy states that sales are final, with no refunds or cancellations after buying an advertising package. It also says an optional auto-renewed subscription is not refundable after renewal. Clarify the renewal settings and notice procedure before payment, then retain the confirmation.
The same page describes an extension guarantee for named Silver, Gold and Platinum packages: qualifying unsuccessful listings may receive six extra months of advertising after a timely request. Those package names differ from the current pricing page. Ask whether that provision applies to your specific package and what its conditions are.
An advertising extension is not a cash refund or a promise to replace missed rental income. Nor is the advertising refund policy the same as the cancellation terms for a tenant's stay. Read the documents for the service you are actually purchasing rather than transferring one policy to another.
Prepare an owner listing before paying
A furnished rental needs a description that answers operational questions. Record what furniture, kitchen equipment, linens, utilities, internet and parking are included, along with any limits or separate charges. If a feature is seasonal or shared, say so clearly. Avoid relying on a broad turnkey label to do all the explaining.
Use current photographs that represent the property and the included setup accurately. Distinguish an actual room from a communal facility or a nearby attraction. Keep availability, minimum stay and rates current so enquiries are based on a realistic offer.
Before choosing an advertising period, establish who will respond to enquiries, arrange access and keep the listing updated. The value of exposure depends partly on having a property and response process ready. We cannot infer the number or quality of enquiries a new listing will receive from promotional audience claims.
For renters: inspect the specific offer
Begin with location, dates, minimum stay, bedrooms and the form of accommodation. A monthly asking rate does not automatically mean every calendar period is charged identically. Ask how the proposed start and end dates are priced, and obtain a full written breakdown for the actual stay.
Compare rent with deposits, cleaning, pet charges, application fees, parking and any utility limits that apply. Some sums may be refundable under conditions while others are final charges. Keep those categories distinct so the initial amount due and the likely non-refundable cost are both clear.
Two listings can show a similar monthly rate but offer different included services. For an extended stay, internet arrangements, laundry access and the actual furnished inventory can matter as much as a large living-room photograph. Ask for the details relevant to your work and daily routine.
Quality labels are a starting point for questions
CHBO describes its Complete programme as an inventory and quality standard for furnished accommodation. Its published checklist includes household equipment and service expectations. Check what the label means for the specific home and whether the listed inclusions will remain available throughout your stay.
Do not expand a programme label into a guarantee about every aspect of a property, neighbourhood or rental transaction. We have not conducted a physical inspection, verified ownership or audited a listing's compliance. A badge and a photograph do not settle every practical question a renter needs answered.
If a feature is essential, obtain direct written confirmation. That might concern parking dimensions, access arrangements, workspace, included internet or pet permission. Keep the answer with the proposed agreement rather than relying on an assumption drawn from a generic marketplace description.
Identify who handles money and problems
The platform's how-it-works material describes connecting with an owner or manager and booking directly, while its Rental Program adds transaction support. Establish which arrangement applies before sending an application or payment. Different listings can require different workflows.
Read the rental agreement's cancellation, extension, deposit and early-departure provisions. Confirm the named contracting party, the authorised payment recipient and how to reach support during the stay. An owner's advertising subscription does not answer a renter's cancellation question.
Take time to verify the property and communication channel when a request seems inconsistent with the listing or changes unexpectedly. Do not send sensitive documents or payment solely because an email claims to represent a familiar platform. This review does not verify any individual landlord or recommend a particular rental transaction.
Before choosing an offer
Visit Corporate Housing by Owner through our affiliate link to inspect current options. Determine whether a promotion concerns owner advertising, programme services or something else. Do not assume an advertising discount reduces a property's rent or overrides the rental agreement.
For owners, compare the current eligible package, its duration, renewal settings and fee basis. For renters, compare the precise property, dates and written total. Keep offer conditions with the relevant quotation so a promotional headline does not become a substitute for the actual terms.
Who is CHBO worth comparing for?
CHBO is worth examining for a renter seeking a furnished extended stay and for an owner deciding between self-managed advertising and additional transaction assistance. Its usefulness depends on the specific listing or service agreement and the information you can confirm before committing.
We would focus first on the split between marketplace access, paid owner services and the separate rental contract. Once those responsibilities are clear, fees and features can be compared meaningfully. We cannot promise availability, booking results, property condition or support quality from this desk review.
